An exciting position has become available for a Senior Estate Manager to join a highly successful firm of Managing Agents who specia! lise in the management of high end new build developments throughout Greater London. The role is to provide a comprehensive Estate Management service to a substantial development in North London.
The development itself is comprised of over a 1200 units spread across over 25 acres and is currently in construction to extend to over 1500 units. Included within the development is a luxury spa suite including gym and swimming pool, numerous retail sites, car parks and extensive landscaped gardens.
Activities within the role shall include but not be limited to:
Provide an overall management structure for the portfolio including staffing, maintenance, repairs, health & safety and financial performance.
Undertake regular inspections to check upon the condition of the buildings and grounds, monitoring, consulting and supervising of site staff and contractors.
Place and manage insurance claims in relation to the portfolio.
Liaise ! with clients, resident directors, lessees and residents, with ! regard to the supervision of repair and improvement works to include negotiating with a surveyor in respect of major works and refurbishment projects.
The preparation and serving of lessees Section 20 Notices together with appropriate supporting documentation.
Representing and co-ordinating with Resident Management Companies and their Directors, attending regular meetings in the evening if necessary to include AGM’s. Taking and preparing minutes of these meetings for board or director approval.
Prepare annual service charge budgets for the portfolio in consultation with others as necessary
Develop internal and external relations that promote strong, effective and
direct communications
To be responsible for Health & Safety of the managed portfolio.
Provision of a 24 hour emergency cover service on a rotation basis with other property managers.
This position is of great importance and therefore requires! an experienced Estate/Property Manager familiar with the management of high end residential developments/portfolios and the idiosyncrasies evident within. Prior experience is essential and unfortunately candidates without cannot be considered.
Qualifications such as the IRPM or AssocRICS would be beneficial but not essential.
This is a fast paced role working on behalf of a dynamic and hugely successful organisation and would suit a positive, professional and diligent property/estate manager keen to prove themselves within a forward thinking company.
Because of the scale of the development, our client is willing to consider candidates from a purely property/portfolio management background looking to move into estate management.
